Nearly 2 years before groundbreaking, we were asked to help develop and maintain a structure budget from concept through construction. Through close collaboration with our client and other members of the team and targeted value-engineering solutions we kept our budgets consistent. Once construction began, we accelerated the schedule by using two crews and leveraging a natural expansion joint. Once we reached level 5 on one half of the building, construction began on level 2 of the other. By topping out the first half of the building early follow on trades could mobilize earlier and achieve dry-in more quickly. With this approach we were able to reduce the original schedule by almost 2 months.
